We look at things like where it's located, what programing will have the most impact and which partners should be involved to bring the project to life. sourcing & creation
There are two aspects to sourcing and creation that we specialize in here at M-Rad. The first and more straightforward approach is being given access to a site by our clients who hire us to develop them. The second more outside the box route is locating potential properties internally and creating development packages for them. For both of these methods we use our understanding of the surrounding urban, social and economic environments to create spaces that will have the most positive impact possible on the areas that they are built in.
Our intimate knowledge of city regulations and international code allows us to swiftly and efficiently navigate complex government agencies. M-Rad’s authority with multiple cities in a multitude of countries gives us the ability to fully realize conceptual ideas and deliver projects that are beyond the ordinary.
By analyzing the global context of a brand or project we can create competitive advantages for companies. We do this by looking at data and/or evaluating a specific site and its environmental advantages and weaknesses. As architects and creative thinkers, we establish very clear relationships between our designs, the brand and the development potential in both of those entities. By doing so we achieve a powerful synthesis of branding, architecture and design.
Examining and evaluating multiple variations and configurations in type, size and content, drives the creation of a project that will ensure a maximum return on investment. In understanding the desires of the client and the perceived limitations of the site, we are able to provide a number of thoughtful outcomes.
We begin by creating a structure within the parameters dictated by the constraints of the envisioned building and its physical location. We do this by negotiating the requirements of the open space, while ultimately understanding the programming that will be encompassed in the completed project. Our goal lies in the development of both urban and neighborhood communities that will respond to the scale and context of what is being added within the environment.
Before we move forward with a proposal, M-Rad will identify potential risks and highlight necessary agencies and/or resources that may be beneficial in understanding any hurdles associated with a project. We provide market data, assessments and research current trends and demands that may have an impact either negatively or positively on a project. This stage is where we lay out potential risks and weigh those risks against potential benefit so that we can work with our clients to clearly understand the realistic success rate of a project. We offer feasibility studies for free to our current clients and also at a discounted rate or as a trade for an equity stake in projects with new clients.
